So you’ve finally looked for and found your new dream home and now must sell the one you currently own. First you will need to emotionally separate yourself from your house and realize that it is now a product you are selling. There are numerous things you can do in preparing your home for a successful sale.

As you probably know, by far the most important thing to do is get rid of all clutter. The solution to selling a home quick is to keep it clean and simple, which allows prospective buyers to be able to imagine themselves there. It’s also important to pack away any family photos and books, for the same reason. By doing this you will give yourself a head start on your own packing.

Every home shows better with less furniture. Remove any furniture that blocks or hampers paths and walkways and put it in storage, including your empty bookcases. Removing extra leaves from your dining room table will make the room appear larger. Leave just enough furniture in each room to showcase the room’s purpose and enough room to move around. 

If you want to take window coverings, built-in appliances or fixtures with you, remove them before anyone has a chance to fall in love with anything that is not included. It would be best to pack those items and replace them.

When evaluating your home, look for ways to ramp up its appeal. Some things are relatively inexpensive, such as a new coat of neutral paint, replacing burned out light bulbs or installing a new faucet. Wash the windows inside and out, get rid of cobwebs, bleach dingy grout. Simply making sure your home is absolutely clean and sparkling will make all the difference in the world.

When it comes to the outside, keep the lawn mowed and remove any weeds. Make sure tools, trash receptacles and anything else unsightly is hidden away. And de-cluttering applies to the outside, too. If you’re crazy about lawn ornaments keep them to a minimum, or just pack them away to help you move quicker.

When you think you’ve done enough, take some pictures of different areas of your home. For some reason, a picture makes it so much easier to determine if a room has too much of anything. Then de-clutter again.

If prospective buyers see too many projects they will be less likely to consider your home. Whatever you do, when preparing your home for a successful sale, make a great first impression.
